***Here is a breakdown of what is performed during a standard preventive maintenance.
FALL MAINTENANCE
- Inspect and tighten all electrical connections and terminals
- Remove, clean and adjust main gas burners
- Remove, clean and adjust ignition/pilot assembly and/or thermocouple
- Inspect heat exchanger(s) & combustion chambers for cracks, rusting or problem areas.
- Vacuum out burner and blower compartments (does not include duct cleaning, but available at additional charge)
- Inspect flue assembly and test flue gas drafting mechanism
- Test and inspect all furnace safety controls
- Test, record and adjust gas pressure
- Clean permanent filters, install customer provided standard filters
- Lubricate all fan motors and all moving parts
- Adjust all dampers and set proper blower speed(s)
- Clean, level, test and calibrate thermostat
- Measure and record electrical voltage, amperage and component resistance
- Instpect and test all system transformers, relays, contactors and controls, Measure performance
- Repair minor air leaks in plenum and return airdrop
- Advise customer on other ways to reduce energy consumption, improve safety and enhance comfort
SPRING MAINTENANCE

- Clean and thoroughly wash condenser and condenser coils
- Clean permanent filters, install customer provided standard filters
- Lubricate motor and fan bearing as well as other moving parts as needed
- Inspect evaporator coil and drain pan when readily accessible
- Clean and inspect condensate drain lines and fittings
- Clean, level and calibrate thermostat
- Adjust blower motor and fan assembly as needed
- Inspect, tighten and test all electrical connections, wires and terminals
- Test system starting and running capacitors
- Test all controls, switches, relays, transformers, contactors, motors, fans and safety controls
- Measure starting and running amperages, line voltage and control voltage
- Monitor refrigerant (freon or puron) pressures and temperatures
- Test and measure air conditioner system for proper performance and capacity
The Preventive Maintenance Agreement is effective for 1 year
and eligible for renewal at expiration. Prices are as follows:
